We work with experienced architects to coordinate the design specific to each facility. Astoria will begin the design phase by ensuring the planned layout and features are customized to the medical specialties of all physicians involved. Key factors considered at this time include physician access, patient flow, environmental controls, case type,caseload, equipment and staffing requirements.
For every project, it is important that the general contractor understand the expectations held by both the project owner and the developer. To this end, Astoria will coordinate between all parties, ensuring every expectation is met and construction proceeds according to the planned schedule and budget.
Astoria understands that your need for real estate expertise doesn’t end with construction. Following project completion, our representatives offer complete asset management, including financial management and reporting. On a limited basis, we offer property management for multi-tenant build-outs, and ongoing facility management of landscape, janitorial and building maintenance.
Property development and construction is a multi-faceted investment. To ensure a project’s financing needs are met and sustained, Astoria will identify and obtain all construction and permanent financing and, if desired, will assist in identifying additional equity sources, including investing as a partner.
With access to comprehensive legal services and advisors, Astoria ensures that project ownership structure and all related development transactions are compliant with U.S. Healthcare Regulations, and can also coordinate the issuance of a Private Placement Memoranda for forming and investing in the new ownership entity.
